Bellalago Sales Updates

                                                 BELLALAGO UPDATE 

    As of Dec 18th there are 39 homes listed forsale on the MLS, that marks an all time low.  The listed prices range from110,000 to an unrealistic $650,000. So, if we remove the Dreamers listings we have35 realistically priced homes for sale. From those 35 homes available, 5 areForeclosures and 26 are short sales.

   In the last 60 days there have been 15 sales via theMLS. Only one of those was a Venezia model, that was listed at $177,900 andSold for $210,000, which makes that $67. per sq. ft.

   The rest of the 14 homes that soldin the past 60 days were not Venezia models and the average price persquare foot is $71. This may be a bit of micro analyzing. However, the Veneziamodel in Bellalago has taken the biggest hit in the community. Some look at itas out of place here. So where as the Venezia models have dropped in price persq. ft. The rest of the models have increased slightly in price per sq. ft.
   So, far since Jan. 1st there have been 128 sales in Bellalago. 128homes now have new owners. That's probably 128 people that wanted to buy herein 05-06 and just could not afford it.
    Like me there are still a few of us here that arecelebrating our 8th year in Bellalago. Wow, time does go by fast.
