Bellalago Sales Updates

    
    Like me there are still a few of us here that are celebrating our 8th year in Bellalago. Wow, time does go by fast.

    As of today, SEPT. there are 104 homes listed for sale on the MLS.
    From those 104 homes, 47 are Short Sale or Pre-Foreclosure, 13 are in Foreclosure, Bank Owned or Corporate Owned.
    Since July 1 there have been 10 sales via MLS. July had 3 sales with the avg. p.p.sq.ft of $94. and took an average of 3 months.
    August had a whopping 7 sales. Avg. price p.sq.ft. of a surprising $100. the average of 131 days on the market to get them sold.
    As of today in Bellalago. it has been over one year and nothing has sold over $398,000.

    Today there are 123 homes listed for sale on the MLS. The listed prices range from 119,900 to an unrealestic $649,000.
    From those 123 homes, 79 are short sale or pre-foreclosure. And 24 are actual bank or corporate owned properties. This is The largest amount of foreclosures we have had to date.
    In the last 60 days there have been 14 sales via MLS. Most of the homes sold were 3 bedroom homes ranging approx 2200 sq ft.
    Sale prices range from $260K down to $135K. With a new average low of $81 per sq. ft., the range of days on the market for these homes goes from 7 days to a whopping 422 days on the market.
    The good news is that more sales mean that more homes are becoming occupied.In recent weeks reports show that more first time home buyers are buying up property, living the American Dream.

      I did not. The bank foreclosed on the home Pre-maturely. I say that because my offer was for more than the $170,000 they sold the home for. Since then the seller is filing suit because of the way it was done. And, who knows I may have it back in inventory again.
